Another one bites the dust

It was sad yesterday to see dishonesty in some form affect many investors with Argosy unable to continue supplying mortgages. This means many punters with unconditional contracts will be discovering today or next week that they can’t settle.

I have been very vocal against Argosy because they are a dangerous product in our current climate, I didn’t realise the company was bending the rules somewhere to get loans approved.

So once again we see “Life Principles” operating in businesses just as they do with us.

Broking relationships are critical going forward for all investors. The number of desperate brokers will only increase and the temptation is always there to not disclose something or tweak things to try and get another loan approved. The problem with that is once this incorrect info is in front of a mortgage insurer it doesn’t go away. So when you change brokers suddenly your numbers can change and YOU are the one who can’t get money.

So find and stick with 1 great broker. I highly recommend Kris as you know, but only because he always gets me the money and he is 100% straight up. Often it’s a pain dealing with an honest broker because the level of paperwork they require etc. is enormous. However knowing we aren’t telling any lies and that the banks trust not only me but my broker is worth it.

Personal gratification

I had a meeting yesterday with a friend of mine who told me that he was now full time in property and thanked me for being instrumental in that. This week I also received an email from another friend/acquaintance who thanked me for getting them full time into property.

When I think back over the last 18 months there are at least 25 people that I have worked with who are now full time property investors who attribute their initial success to my input.

It’s incredible to me that I have been instrumental in seeing that many families forever free financially just through helping where I could.

I have received literally hundreds of emails from people who have made good money trading through my events, consultations or DVDs and that is way cool.

But when you know that your assistance has meant someone never has to punch a time clock again, never has to worry about funding their kids education or how to pay for something, THAT is incredible.

I am still amazed at how people react when I sit with them and they tell me their issues and I share with them what I would do. To me this is just doing simple stuff well but so often I hear “wow that’s amazing, I would never have thought of that”. And then I get an email 6 weeks later telling mew that it is working. You see when you do something whole heartedly and do it a lot you get good at it, you become an expert through trial and error and consistent action.

I share this with you just to encourage you to pursue whatever it is that is your passion.
You never know the impact you may have on others or this world until you succeed.

3 years and 2 months ago Raewyn and I had just lost 350K and had a total net worth of 250K. We put 7K on our credit card to get an education in property without knowing how we would pay for it.

Today we own over 17 million dollars worth of property, we fund a huge range of projects in Fiji, we have friends all over NZ that we never imagined meeting and we have helped hundreds, maybe thousands of people become better, more prosperous people.

And all of that started with a desire to earn 75 grand a year so we could help people in Fiji.

Imagine what YOU could achieve in the next year or 3 if you pursued YOUR passion.

Keeping your eyes open

I’m in the middle of an interesting deal at the moment.
My main finder brought me a deal on some land that is already sub divisible down to 4000sqm. On asking price this was a fairly good deal on that basis.

However it is already in the district plan to be rezoned to residential which increases the value significantly.

Then there are the $800,000 worth of trees on the property that are included in the sale.

As I did my DD I thought this is just too good to be true. By selling off the trees I end up with a half price property. I wrote into my agreement that the trees were included with specific quantities at fixed prices and if the numbers reduced then the purchase price reduced, counter signed back no problem.

So far it looks like an amazing deal and I can’t find the catch but having been here before I will keep you posted between now and unconditional date.

My main reason for telling you the story is to highlight the fact that my finder identified the trees as important, had them valued and then got them included in the deal.
This is called using your head and keeping your eyes open. You never know what might be included in a deal unless you ask for it.
Another property recently I was negotiating on behalf of a friend ended up with the entire house lot of furniture being included and with a 20K reduction in price!!

Seize the day

We have a lovely couple in our new church who I used to know about 20 years ago. The wife had a malignant brain tumour about 25 years ago and was considered terminally ill. However God had other ideas and healed her. She has been fit and well pretty much for the last 2.5 decades. Now another tumour has appeared and this one is really serious.

I am reminded that when my mum had her 2 brain tumours, she never expected to die. She never sat there waiting for her life to end. In stead she trusted her future into God’s hands and focused on recovering as quickly as possible.

My church friend is another example of this. I have no idea what level of discomfort she is experiencing or how traumatic it must be for her to get to church. However on Sunday morning she sat there singing at the top of her voice with a huge smile on her face.
You see she has learnt what my mum did. Seize the day, no matter what might be coming, seize the day.

You’re not dead yet, in fact most of you reading this are very much alive in fact. So do you ever allow yourself to sit there waiting for some part of you to die. It may not be physical death but what dreams have you allowed to be rolled up into a foetal position until they starve to death?

What hopes for your life have you allowed to shrivel up to nothing??

I had a lady come to me for a consult yesterday and she was stumped as to how to achieve her goals of retirement without financial drama and being able to travel etc. She also thought she had done some things not quite right. She stressed to me that she would need way more than an hour to sort things out.

As she explained her position and dreams I formulated a simple strategy and time line for her to have 150 to 200K passive income in 5 years. Within 45 minutes she was so excited she couldn’t wait to get out the door and go home and start!!

You see with my help we breathed new life back into her dreams and she suddenly discovered that this was something she was not only passionate about but absolutely achievable.

I sense as I write this that so many of you have dreams literally curled up in a ball in some dark corner of your heart. Many of them have died already, others are sitting there starving.

It doesn’t have to be this way my friend. Breathe life back into your future today. Come and see me or another property professional if you need to get some feet on your ideas but for many of you all you need to do is stop telling yourself it can’t be done and have a Thomas the Tank engine experience.

Family Ties

We did the Family Christmas thing for my wife’s family yesterday and it was an interesting observation of human behaviour.

We bought our nieces a “Marbellous” kit set, which is a fit together track for marbles to go down. You can design all sorts of paths and drops etc. It is limited only by your imagination and is suitable for 3 year olds up.

We anticipated that because you can keep redesigning things it would at least keep the girls amused for an hour or 3.

So their dad started putting it together and though it was so cool he spent half the evening playing with it, joined by his teenage nephews. The new toy owners were relegated to being allowed to put the marbles in the top and watch their course to the ground.

The girls were finally put to bed with promises by dad of a new designed course in the morning. So then Raewyn and I found ourselves designing larger falls and higher towers until ten thirty when we left.

So the point in sharing this with you is simply this:

Some things capture our imagination, like this toy did. And when that happens we bring energy and focus to bear effortlessly to the task. We were at this party for 7 hours and some ADULT was playing with this toy for 5 of those seven hours.

So when you attend a course for example and one particular strategy captures you, recognise that you have just been given a gift, something you can pursue effortlessly and put your heart into because it resonates with you.

Or you read a book and your heart goes “Yep, that’s me”. Well pursue the career, strategy or dream.

God designed us to pursue and receive the desires of our hearts. When that gift drops into your lap, receive it, pursue it, enjoy it. It will change you life.

We are not all the same and we will not enjoy the same things. We need to find out how we are wired and allow that natural gifting or bent to flow into our investing and our lives. This creates a path of least resistance to the greatest results.

Hopefully today dad will let his girls enjoy their gift, I hope and pray that today you find and begin to enjoy yours!!

Putting out fires with gasoline

I read with great amusement the avalanche of negative sentiment in the media and on forums regarding property.

In fact I have to be honest and say I get more and more excited as I see it continue. It is really important to understand that this is creating an enormous OPPORTUNITY for us who are educated investors.

Every “Jo Bloggs” you talk to now, (including my mother), is wringing their hands with dismay and wondering what they will do!! So this is putting enormous downward pressure on vendors price expectations. Because the media is misleading the public by saying that prices are falling, when in reality sales volumes are falling, this means that we can buy at bigger discounts than we can normally. This is absolutely the time to be buying equity in NZ, (and buying CG in Oz), NOT the time to be doing nothing.

Trading properties where you are adding no value through reno or surveying may be slightly harder work but the discounts out there are becoming huge so that counter balances the smaller buyer pool.

And utilise strategies like offering 100% finance via a lease option strategy. You don’t need to be creative to buy at a huge discount now so use your creativity to find ways to help buyers into your home rather than someone else’s!!

The next 12 months is looking like the greatest money making season since I started in property, make sure you come on down and join the party.

Get out there today and start negotiating your way to profit!!

The ugly side of development.

We were in Taupo yesterday on a bit of a retreat and the man we were with arranged for us to go out on the lake in the afternoon.
Our skipper was one of the top architects in the country, based in Taupo, and he took us around to where the old campground was.
The actual campground has been converted into a park/amphitheatre, however directly opposite it is the ugliest development you’ve ever seen.

They are building apartments on the waters edge. At the moment there is just tilt slab up but they are packed in like sardines and they are narrower than a shoebox.

Our skipper said it was the worst case of greed he had seen in Taupo. The developers were only concerned with squeezing every last cent they could out of the project with no regard for quality or aesthetics.

It’s sad to see an irreplaceable piece of waterfront be stuffed up like that. I can’t stand the pettiness and drama often associated with councils but having seen this development I think that councils letting people do what they like is even worse.

I guess if you think about it we all need constraints in our lives sometimes. Think back on some of the things you have asked/hoped and prayed for. Some of them would have been disastrous if we had actually got them. Often what we think is best for us proves to be second best, or even the worst thing we could have done with hindsight.

So here’s to councils that actually do try and make development attractive and sustainable.
May some of them get voted in to Taupo DC soon!!
