Is this a successful Mindset?

A Successful Mindset, what exactly does that mean?
I am rewriting some content for some of my web sites at the moment and in reviewing the Real Secret of My Success page I can’t help but think about what is success really.
I believe I have a successful mindset because I wake up each day in love with God, Raewyn and my kids.
I am able to love people pretty well I think and forgive them easily for their faults. I make sure I find time to enjoy my guitar, the beach and a lot of great music. That for me is the fruit in my own life of a successful mindset.
Now for you the answers might be completely different, which is OK, but the critical point is do you know what you want out of your life? You can only develop a successful mindset if you have clearly defined what success is for you.

You’ll notice that money and property and wealth don’t even get a mention in my life, even though I have created wealth through property and need a lot of money to be able to give it away. But they are not a measure o fmy success. Because for me, if they were, then I would be a failure if they went away. I hope that makes sense. Nobody can take my ability to love away. Nobody can rob me of my joy at the sight of a beach or hearing Phil Keaggy going troppo with his Olson. But money and stuff, man my coffin hasn’t even got pockets let alone a garage :-)

As I talked about yesterday (in the mindset section),we can incrementally move towards improving ourselves, but we must know what we are moving towards and why.

So thought for the day, define what needs to be in your life for you to say you have achieved a successful mindset

Is all real estate good?

It’s a question I get asked so often.  Where should I buy, where are the “hotspots”, how will I make the most money.  Well at the risk of being controversial I think this is a bit like lining up 1000 women in front of a 20 year old and expecting him to pick which one will make him the “best” wife.

In many ways all real estate is created equal in the sense that there is opportunity to make money out of almost any property.  Whether you want to is another thing and whether you have the skills to is another again.

But the possibilities are everywhere.  Whenever I get the “all real estate question I always answer firstly by saying there is no such thing as good or bad real estate.  Secret No 1 is to be an area expert.

I have friends who invest and trade in streets I wouldn’t visit wihtout a body guard, yet they flourish there because they know what they are doing.  So to them all real estate is not created equal, the slum stock is better.

The second thing I tell people is to get an education.

It doesn’t have to be with me but make sure you know what you are doing and why you are doing it.  I honestly meet people most weeks who get all excited about property and happily go out and spend 300, 400 or $500,000 on an investment property and they can’t give me one reason why they bought it, whether it was a good deal and if it fits in their non existent investing plans.  Don’t join them!!

So don’t ask me “is all real estate created equal?”, start asking yourself “Do I know what I am doing and why I am doing it?”

And if not, DO SOMETHING ABOUT IT!!

Balloon Boy

It is often said “Only in America”, and the story of the dodgy fathers publicity stunt certainly fits the bill, but it got me thinking about how most of us really live.  It’s all very nice for the media, (and us), to waggle our bony fingers and tut tut their behaviour, but are we any different?

When I go and look at property for sale I have seen faults deliberately hidden to make things look different than what they really are.  I can even recall a book I read a few years ago on property where the author had put a piece of fabric on a rotten roof and painted over it so nobody would see. This was somehow meant to be funny or clever.

I see beautiful women throw their lives away in the desperate pursuit of love and watch countless people do cash jobs and lie to the government about their financial position.

So I conclude from my observations that we are all looking for publicity or affirmation or notoriety or acceptance or success and many of us will happily use deception to achieve it.

If you know you have a tendency to be like this then can I urge you to seek help, work on yourself until you conquer it.  Because as a property investor the temptation to bend the rules to your advantage is constantly in front of you.  Almost daily there is an opportunity to make another ten grand, avoid that tax or just know that as nobody is ever likely to find out don’t worry about it.

Probably no other industry I can think of is so full of apparent opportunities for the dishonest.  And because the gratification is so instant and large it can become addictive very quickly.  This is why I spend so much of my time teaching people how to make money without breaking the rules.  For me personally it is because my internal values require it but it is also a better way to do business. As an investor or trader you want people to keep referring you and coming back to do more business. That only occurs where they have been treated with respect and honesty.

After all isn’t that how you would want to be treated?

Investing knowledge pays!!

There is an incredible amount of opportunity in the real estate market currently being created not through the recession, not through stressed vendors but through knowledge!

I was talking to a friend yesterday who sits on an industry organisation and he was rattling off some of my former students who are now considered real players in the industry and it reminded me of why I have always tried to focus on really training people rather than just trying to “get them into property”.

Right now the people who know how to solve problems and think outside the box are in high demand and short supply.  So I have a stream of opportunities coming to my door because I am known as someone who can solve problems.  I get lots of opportunities in good markets as well but my skills are less valuable when the banks are throwing money at everybody and values are skyrocketing.

So my ability to solve problems and find solutions for vendors and investors is my most important skill, not my investing strategies and techniques :-)

So learn all you can while you can and investigate the things that spin your wheels.  Without even realising it you may be cultivating skills and knowledge that will pay you back for the rest of your life.
