A Sad Trend
Posted by: | CommentsI have noticed over recent years a sad move away from what I would call “healthy values” as it relates to our relationships and communities.
Because I am teaching on forgiveness this weekend I am thinking again about how powerful certain principles are.
I unashamedly base my values on the Bible. Even if I wasn’t a Christian I find the principles taught in the Bible simply work. They treat people with dignity, they focus on the importance of people and allow us to let go of things that harm us.
One of the things I believe passionately is that it is ultimately God’s job or problem to sort out people or situations where there is a need for justice.
I don’t mean ignoring crime of course, that would be simply wrong, but when it comes to relationships we will always hurt each other, we will always misunderstand each other and we will often simply have to disagree with another person but still keep the relationship.
I wrote a blog about this in 2008 HERE and was amazed by the response.
You see we only function well as a community when we choose to look after each other and focus on those things that build relationships not destroy them.
I have recently had a number of clients again asking me why I am not “defending myself” when people spread lies about me and also why I do not expose the things I know about these people and retaliate.
And the answer is simply because it is my job to build relationships and focus on those things that improve my clients and friends lives and it is God’s job to provide justice, which I can trust Him to do.
In fact it is funny when I think of the information that comes into my hands about our industry and the supposed white knights in it but what would it benefit anybody to expose them?
Answer = NO!
I would be dragging myself down to a baser level and losing my own integrity and values.
So can I encourage you to reverse the trend and find someone to love and encourage today who you disagree with or maybe your relationship has broken completely down and put to death this mental illness that attacks others instead of building them up.

I’m teaching at a conference this weekend on forgiveness, definitely my most favouritest thing to talk about.
It reminds me of the last time I taught at the same event and had people email me later to thank me for the physical healing they received through processing forgiveness in their own lives.
You see we have this strange idea that what we think, say and believe doesn’t affect us physically…….
WRONG!!
We in fact ARE what we believe and think so it literally affects the chemical composition of our bodies.
And there are few things more toxic that unforgiveness.
Wonder if it’s an issue for you??

The real slide??

It’s interesting in the last month to see the number of properties finally sell that have been on the market for some time.
It is just gut feeling at this point but I wonder if we are finally at the tipping point where the market is finally convincing vendors that they need to sell because things are not going to come right quickly.
There is always a huge lag between reality and market sentiment but I think they are converging here in New Zealand.
So my advice is to revisit any deals you looked at in the last 12 months and follow up the ones still for sale to see if proces have come down.
And if I am right there will be a relatively short wondow of opportunity right now where vendors have resigned themselves to selling at what the market will pay but agents still will have unrealistic prices on their listings.
So that makes now a perfect time to make those “silly offers” you are so afraid of making in a normal market.
You never know what someone will sell for until you try to buy their property, so get out there today and TRY!!

Why is it so hard?

Had the most fascinating weekend listening to and learning from fellow property experts form around the world.
The interesting thing to me was having Dolf De Roos, Michael Yardney and myself all focus largely on an investors mindset as the most critical path to success.
And this is also the hardest thing to teach people as most don’t want to change or grow, they just want results.
Isn’t it fascinating that a strategy like property investing, involving analysis, calculations and millions of dollars is likely to succeed or fail based on your attitude towards life, money and success.
It’s incredible when you think about it and makes one wonder what other parts of our lives fail because we pursue technique and knowledge in stead of mental toughness, passion and focus.
So for me as a person but especially as an educator I feel newly challenged to find that perfect synergy between teaching strategies and challenging mindsets, because the former without the latter will often fail but 99% of people want the former without the latter.
Talk about a Catch 22

As far as freebies go, a luxury supercar has got to be near the top of the list.
But then if you’re already forking out £17million for a 122ft state-of-the-art super-yacht, you wouldn’t really expect anything less.

But even if you could afford to buy the exclusive boat, you’d have to order sharpish, as the company are only making six models and has already attracted five possible buyers in the first week on the market.
The luxury yacht has a plush Art Deco interior, boasts four large, double state rooms, a reception area, salon, 52in LED TVs and state-of-the art sound systems in every room – all of which can be personalised.
And you will never be short of thrills as the ship can reach top speeds of 43 knots, with its twin MTU 16V000 engine, with the ability to achieve 55 knots with its optional Rolls Royce KaMeWa boosters offering a staggering 14,000hp.
But not to be outdone, the supercar, which is powered by a 880hp twin turbo V12 engine, has a top speed of 233mph.

He said: ‘We have had a lot of interest from all over the world, specifically the Middle East. It was designed for luxury and for people who want the best.
‘The custom-made supercar is the best feature, both the boat and the car are very high performance and the boat is very fast.
‘It is very unique and we are making it in limited numbers, so it’s exclusive, we are only making six.
‘It has a very futuristic design and nothing like this has ever been made before. It even has bulletproof windows.’

Another day another deal

I found traveling so much recently put a real damper on how many property deals I could attack but it has been great to have my cellphone ringing off the hook since I landed back.
What is exciting about the current market is that anything is possible.
Yesterday I looked at a deal that has $190,000 in income, (which is under rented), total blue chip property and the vendor is open to “any creative ideas”.
I find I have a real internal battle going on right now. On the one hand I feel terribly for so many people finding things difficult and the steadily worsening economy’s impact on the poor and disadvantaged yet at the same time the opportunity for those willing to take it is unprecedented.
I guess that’s a good thing as I would hate to become heartless but it really challenges me as an educator. How do I get more people from the disadvantaged space to the opportunity taking space?
I only have to open my emails to see the people I am helping and whose lives are changed but I want to see more and more people’s lives improved.
Aah well, that will be my life’s work I guess.
Today what I need to do is decide which creative ideas this vendor will like that involve a problem solved for him and a risk free profit for me. I can feel another long term option coming on. I may even be willing to spend as much as $100 to get control of this one
