PROPERTY UPDATE BY DEAN LETFUS

Well as you know I am so bullish about the investment opportunities in 2010 I have resurrected my 12 month programme one last time to help as many of you as possible benefit from the next year.

In fact speaking of property coaching I received this email a few hours ago and thought I’d share it with you, (with the writers permission of course).

Thought that I’d drop you a quick line to let you know what has been happening in my property world since your event in Auckland.
Builders took 6 weeks to complete the build from framing to keys in my hand.

• We planted a garden and thought it worthwhile to put down ready lawn to give instant impact.
  
• Put up on Trade Me on Sunday 29 November.
  
• Sunday 6 December put letters in mailboxes. First Open Home, only 1 couple turned up. I was armed with fliers, Christmas cake and Grape Juice. I started to wonder what on earth I was doing trying to market a property at this time of year!!
  
• Sunday 13th 2 – 2:45pm Open Home (finishes at 3:15 due to interest) 7 couples look through – 4 potential buys, 3 neighbours. 1 couple starts visualising furniture in each room…
  
• Sunday 6:15pm – verbal offer, ideally would move in on Monday
  
• Monday 14th S&P agreement written up for settlement this Friday 18th!!!!
  
• Tuesday 15th I settle on the property. Lady who sat 2 down from me at your seminar contacts me – has friend who desperately needs a buyer in Christchurch. I’m looking in to it as will need to carry my mortgage through.
  
• Wednesday 16th Things progressing well with sale
  
• Friday 18th looking for settlement and $29,000 more in the bank than I started out with on Tuesday 15th.

Thank you for your marketing information at the seminar and your negotiation training on the webinar. They have really made a difference and I believe have helped in the sale of this property – my first attempt in 2 years.

I’m looking for my next ‘project’ and will be using all your tips and training to have another successful project.

Next year is going to be a mix of apparent recovery followed by bad news, followed by confusion. We cannot predict what the world will do but we can predict a good time for investors .

As I type this I have just seen a post in my forum from a finder with a 3 bedroom house in Burswood available for $210,000, valuation of $295,000. I had a property in the same area till recently so I know this will rent for at least $320 to $350 a week.

Who would have thought we would ever see pre tax cashflow in areas like Pakuranga again without going to weird and wonderful multi income properties. This truly is your time to recover the wealth you may have lost and avoid the mistakes we often make in our “boom” excitement.

Interest Rate Follow Up

Following on from my comments last week about interest rates, Reserve Bank Governor Alan Bollard DID change his stance about it being the second half of next year before the OCR would rise. [First Name], if you have a large chunk of your mortgages on floating you may now need to reconsider whether that is the best option for you moving forward as these rates are now more likely to rise in the first half of 2010 than it has looked like for most of this year. What is likely to happen is that many borrowers may start moving to the favourable 6-18 month fixed options that are available at the moment and the demand (as previously shown with the long term rates around March this year) can result in these rate options jumping quite quickly.

I was out for lunch last week with some bankers and had a good chat with a guy who sets the mortgage pricing for that particular bank. He believes the above is likely to happen very shortly so contact me here [First Name] if you have a fait bit floating as you may want to get some of it fixed quickly.

MINDSET SCIENCE BY DEAN LETFUS

Let’s talk about peace seeing it’s Christmas. We are all on a journey and if we stop to think about it long enough we will discover we are really on a journey for peace. Peace in our home, our marriage, our family and most importantly in our hearts.

We fill our lives with things that keep us busy, tired and distracted to fill the hunger in our hearts for recognition, hope, love and peace. And the saddest part of all is that we can have it. But those who have it are too often embarrassed to tell others how to get it and those who are searching for it look in all the wrong places.

I know because I spent many years looking for peace and when I found it I spent many more years being afraid to share it with others.

The problem is that finding real peace involves our spirits and as soon as you mention church, God or religion people turn off. Maybe you turn off at the thought of finding the real answers for your life through having to become a “churchy” god botherer.

Well I have great news, you don’t!!

You don’t have to wear roman sandals and long socks, become vegetarian, learn a mantra or sacrifice the cat either!

I found that the answer to my quest for peace was found in a personal relationship with God and His son Jesus Christ. I didn’t have to go to church or bother God in any way. But I did have to decide that I would give God a chance. I had to say:

“God, if you’re real then I need help. If you’re real then you created me and my life sucks most of the time so if you’re real then that is your responsibility. So if you’re real can you get down here and help me because I don’t know what to do”!

And you know what?? He did get down here and help me. I’m alive today because of His help, His love and intervention in my life.

He gives me peace in the midst of the wildest storms I have faced in my life, through my failures, LINK TO REAL SECRET OF SUCCESS PAGE my stupidity and my deliberate acts of sin.

Peace through it all. An ability to wake up knowing that I am loved and knowing that I have eternity to get over the stuff I’ve screwed up down here.

And we can all have that thanks to Christmas. Think about the best gift you get this year and think about whether you would rather have it, or real, genuine hold in your hand, fur lined, turbo charged, gilt edged permanent PEACE!!

Well there’s nothing stopping you having it except your own (un) beliefs
