I’ve been a bit sidelined this week with a sick wife, thankfully nothing serious. It is always a good reminder of what is really important. Money comes and goes but the ones you love are precious beyond compare aren’t they!

I’m driving Raewyn crazy actually because I insist on checking everything twice. After all I’d be devastated if she was disabled or I lost her. Look after those you love while you have them :-)

I always teach you to “start with a buyer” and many of you find that hard. But all it takes is starting to think outside the square. Where are the buyers? How do you compete with the agents?

Well here is a free tip that is solid gold.

If you visit trademe or any other of the 100 plus websites that tenants advertise for rentals you have a targeted, captive market of potential buyers.

I can tell you because I have done it, ring 100 people looking for accommodation dn you will have about 10 prospective purchasers. They are renting because they didn’t know they could buy. Your expertise can allow you to either charge them a fee of=r margin a property to them.

It is like shooting fish in a barrel and you are doing 2 people a favour, turning a tenant into a home owner and making money. Man I love property :-)

How do you start?? When they answer the phone just say: “Hi there, I see you are advertising for a house to rent, did you know that you could actually own your own home instead?”

They’ll be beating a path to your door, assuming you know how to help them. And if you don’t GET EDUCATED!!

Differences between lenders

While all lenders may seem the same from the outside they all actually have very different criteria and appetites for different types of proposals that are put forward to them. At the moment in NZ many lenders have a pretty limited appetite for investment lending and are unwilling in many cases to lend above 70% of the asking price of the property. However what you will generally find is that when some banks start turning away opportunities others start seeing a hole in the market and start targeting that hole.

Our skill is finding out who those lenders are.

People often talk about the “power of positive thinking”. Well at the risk of being controversial I would like to suggest that there is very little power if any in positive thinking.

Tell a depressed person to think more positively, it doesn’t work. Tell someone who thinks they are a failure to think more successfully, it is undoable. You see people who think positively, as I do, actually don’t have a clue what it is like to be negative or depressed or inferior etc. So they suggest things that would work for them. It’s a bit like some buffed ripped jock who has never had a body fat content of over 5% telling a fat person how easy it is to lose weight :-)

So what is the issue and what does work?

Phase 1 is to start to get to the root of what is really wrong. If you are depressed for example is that because of a chemical imbalance, a spiritual wound or the result of abuse? Once the roots are identified one can take steps towards getting healed and what do you know, they actually will start to think more positively because they are actually feeling better.
