We had an amazing webinar on Tuesday night again. I know I’m biased because I was running it but the feedback was incredible.
In fact between the webinar and getting ready for my event I am so excited I’m almost beside myself!!

I spent much of the time talking about the really out there results I am getting using some advanced strategies that just "work" in this market. I am looking at a pile of valuations as I type this on one deal, 6 properties, cashflow positive pretax and no money down.
"How do I find them"? I hear you scream [First Name]

Well as I explained on Tuesday

1. I ask for what I want
2. I expect vendors to be happy that I am solving their problems
3. I know what I am doing because I take time, ( and money) to be educated

So right now you need to be asking for

• Due diligence – minimum 30 days
• Vendor finance – 30% = None of your own money
• Vendor Mortgages – 100% = None of your own money
• Long term settlement – 5 years = Kaching!
• Options – 40 to 50% discounts and 4 to 5 year settlements = Kaching!

[First Name] It would literally take a book to go into detail on all of this, that’s why I’m spending the day with you in Auckland on November 21st but many of you already know this stuff. START asking for it my friends, start asking for it. And if you don’t know how I’ll teach you.

So here’s the easiest way to start finding these deals. Ensure that every contract you do, minimum 5 a week remember, has a vendor MORTGAGE clause, long term settlement and 30 days due diligence. You only need 1 out of 3, Meatloaf wanted 2!!

Rescue Funds

Many investors got caught by the rapid change in the property market and while we have a bit of a bounce currently there is a lot of financial stress still being felt by many.

For the next couple of weeks I’ll comment on solutions if you are feeling the pinch.

Feedback we have had from agents and vendors shows that many of the vendors who have property on the market are in such a tight cash position that they can’t afford to front up with $2-5k either for marketing, or to tidy the property up to assist the sale process. Many of these vendors are good people but can’t get money out of the banks or a credit card extension because of the tight lending criteria at the moment.

I’ve really grown in the last year within myself. I’ve had to deal with negativity in my own life and others daily and it has really put pressure on me emotionally. Now this sounds weird maybe but I welcome that pressure because I know that, as Peter taught in the Bible, it is only through adversity that my faith grows and as my faith grows I grow in knowledge, self control perseverance, godliness and ultimately love. So if that’s what it takes to grow, then bring on the rain.

But what I wanted to share with you today is a simple truth I have started to embrace that is literally changing my life. We are always looking for the king hit, the secret weapon, the 1 thing that will change us to who we want to be right? Well maybe not you but I sure do . But you know what I have learned is this:

Every time I choose to coach myself through a situation so I don’t eat that cake, tell that lie, commit that sin, lose my temper, (fill in the blank [First Name]). Every time I choose to coach myself through that, its grip on my life reduces. Initially I may win once a month, then once a week, then once a day, then most of the time until finally I am permanently changed and victorious in that one thing.

A simple lesson but one worth learning!
