Worried about the bills?

Maybe you are wondering why you hit the credit card quite so hard at Xmas or how to survive without a daily latte till you can go back to work.  Well this may brighten your day, or at least help you get things in perspective.

These are some new friends of mine.  They live in the building behind us.  Mum can’t read or write, the older girl has had her mind damaged through abuse and they live on $80 a month.  Now how is your day looking?  (More images on my Facebook)

Building a great life

I was reading an article this morning that was specifically about keeping the power of God in ones church but the 5 warnings from the author equally apply to building a successful life whether you believe in God or not.

Legalism. We all need principles to live by and to know the difference between things like right and wrong but as soon as our life becomes “ruled by rules” we are in trouble.

If you will “never” do this and “always” do that and never associate with  people who “do that” you are on a certain path to loneliness and becoming smaller.  We need to experience people and things that push our buttons and our comfort zones.  That is how we grow.

Racism. No explanation needed.  I believe we are called to learn to love people everywhere—regardless of whether they are black, brown or white; whether they have dreadlocks or tattoos; whether they are legal or illegal; whether they are veiled in burqas or wearing biker helmets; or whether they speak Spanish, Arabic, Chinese or Hindi. When we close our hearts to people because of racial, cultural or language differences, we constrict the flow of His love and become rusty pipes full of poisonous water.

Cliques. When your group is the only “in” crowd we tend to get smaller as people.  Never allowing our ideas to be challenged, never accepting that change can be good. Refusing to see difference ans diversity are all dangerous ground.

Unforgiveness. I have a whole facebook page devoted to this subject.  Unforgiveness kills, quite literally in some cases.  More at http://www.facebook.com/forgivenessfans

Egotism. We are called to be people of character, not celebrities. The most important thing to look at in your life is who you are when no one is looking.  Think about that for a bit, it will seep into you and cause much reflection!

Tortoise and the Hare

I was reminded of this story yesterday when talking to a fellow investor.  We had both purchased 50 rentals but as he explained his journey I wished I had been more like him!

You see I bought 50 properties in 3.5 years and basically did a life time of learning and mistakes in a highly concentrated period.  Whilst I still achieved the result of an investment portfolio my cashflow isn’t anything near what I’d like yet and the stresses of so much “hare” activity takes a significant toll.

My friend on the other hand started buying a property a year in the 80′s and then had a spend up in the early 2000s when he built a portfolio at average yield of “10 to 12%”.

So today his portfolio has more than doubled in value and my guess is it is providing a 15 to 20% plus return.

And that’s the secret of the tortoise strategy.

Less obvious results initially but over time the tortoise get’s the money, gets the growth and gets the girl all without any hyperventilating, grey hair and sleepless nights.

I have for some time taught young people just to buy a property a year for the rest of their lives because I know how stressful it was to build a big portfolio so fast, but it was nice to meet someone who was at the other end of that process, a happy, wealthy retired tortoise.

Anyway gotta hop over to my next deal now :-)

Property Investors Life Cycle

I started out like every other investor……

I had time to enjoy the flowers……….

Once I knew my yield from my elbow I started looking for more excitement……

Then someone mentioned a recession…….

Suddenly I found myself searching out how to handle this anomaly…….

Everywhere I turned the knives were out……..

All they did was hand me a mirror.  I knew I looked like this…..

But my journey had subtley changed the image in the mirror…..

Then I remembered why I’d started this journey and what I’d lost…..

The hands and heart are older, wiser and scarred forever now, but I have returned to the simple things in life, the things that really matter…..

Do as you’re told!!

I don’t often meet people that I consider to be genuinely secure.  So recently I have connected with a younger man who is a phenomenally successful businessman, presenter and just a fabulous guy. As we have talked I am so struck by his “centredness”.  It really is amazing.  And it comes across in our communication where we are discussing his areas of expertise.  He simply tells me to “do this” and “do it tomorrow”.

So because I am usually telling other people what to do I was expecting to find it hard to “do as I’m told”.  But because this guy is comfortable in his own skin and has no axe to grind he can be very direct and it comes across without barbs or offence.

As I’ve thought about this I realise it is not something you can fake or learn.  It is a result of good character and good mental health.  He is with marketing as I am with property I guess. When you know that you know something and you have a history that works you can speak with confidence and not feel threatened

Although some things you can “fake till you make”, the real us will always get out in the end.  We have to decide if we want to work to become the sort of people others want to be around and choose to like and respect.

So the next time you find yourself reacting to someone in a property deal or a relationship try and pause inside your head and ask yourself whether you are reacting to something they are projecting or do YOU need to grow in your ability to receive feedback from another!!

Remember the Good

I’m very thankful that I have managed to cultivate a generally positive outlook on life.  I am sure some of it came from my parents but I have also worked on myself to do the things that help me stay positive and motivated.

I don’t harbour grudges, I try and operate honestly, I remind myself of the reasons to be thankful for life and I try to look after myself spiritually and emotionally.  In the last 12 months I have needed every ounce of that previous work to stay focused and try and navigate not only myself but many of my friends and clients through uncertain and torrid waters.  I would like to say it’s over but for me and many others  but it ain’t yet.  I will let you know when it is, you can take that to the bank jack :-) .

But what has happened is that we are at a point where there are opportunities and we should be looking to move forward,  safely and cautiously sure, but forward none the less.

I find that many people have withdrawn in to their caves and forgotten a lot of basics and lost their “why” and their courage.

I know how they feel, I could live there too but I have found that getting drunk, eating too much, pretending things are OK or checking out do NOTHING to fix my issues or move me forward.

The only one who can check you out of this game permanently is YOU, and the only one who can dictate the decision to succeed in life is, you guessed it, YOU!

It’s been on my heart for some time to find a way to get people thinking positively about investing because it is GREAT and NOW is a GREAT time to be doing it. Events are to expensive, ringing everybody would take years so……………

I am working with people right now who are broke, bankrupt and suffering but there is always a way forward.  One now good friend of mine has not just had life throw the book at him but he has suffered under an entire library.  In spite of bankruptcy, bent business partners, you name it, he has just purchased his own home and negotiated some fabulous property deals.  He has a fire in his eyes and is doing whatever it takes to succeed.

If my mate can create nearly 100k in equity into 1 deal while he’s bankrupt and unemployed, what can you achieve??

Doing the do!

Well I had a wonderful evening inspiring people at the Wanganui Property Investors Association last night.  I am just wired for doing that, can’t get enough of it!!

What was amazing was that most attendees last night are actually investors :-) .  Typically only a tiny percentage of people who hang around the investing community actually do any investing, bBut everybody I spoke to last night actually owned property and was in the middle of deals.  Maybe smaller towns which are often factory and agricultural based have a better work ethic??  Certainly the number of active investors there is way over the average.

So what about you?  How much time are you spending dreaming about what could be and how much time taking action to make it happen.  It’s amazing what you can do when you start.  It may be hard, it may take time, it may involve 1 step forward and 2 steps back for a season, but if the goal is worthwhile and you persevere then the results will be 110% worth it.

There is an oft quoted cliche that says that most people fail and give up 5 minutes before they would have succeeded.   This is of course unprovable and meaningless but the sentiment behind it is valid and true.  If you actually do something and don’t give up you will eventually make enough mistakes and start doing the right things to succeed.  Only death can stop you yet most of us give up long before that.

So take a page out of the Wanganui PIA’s book and decide that you will take some action and jolly well succeed and achieve some things in your life.  Now would be quite a good time to start :-)
