It’s interesting in the last month to see the number of properties finally sell that have been on the market for some time.

It is just gut feeling at this point but I wonder if we are finally at the tipping point where the market is finally convincing vendors that they need to sell because things are not going to come right quickly.

There is always a huge lag between reality and market sentiment but I think they are converging here in New Zealand.

So my advice is to revisit any deals you looked at in the last 12 months and follow up the ones still for sale to see if proces have come down.

And if I am right there will be a relatively short wondow of opportunity right now where vendors have resigned themselves to selling at what the market will pay but agents still will have unrealistic prices on their listings.

So that makes now a perfect time to make those “silly offers” you are so afraid of making in a normal market.

You never know what someone will sell for until you try to buy their property, so get out there today and TRY!!
