Winter is coming

DeanWell my apologies for the gap between newsletters!!  The Guru’s event,   followed by my trip to Thailand made it tricky to keep on top of them.  As I don’t use ghost writers I have to find the time myself.

Anyway, “Hi mum, I’m home” :-)

It’s been really interesting to get some first hand international perspective on the global economy and whilst the news is not good, it is consistent with what my research had shown.

PROPERTY UPDATE BY DEAN LETFUS

No matter what is happening in the main property cycle there are always micro cycles annually.  Winter is my favourite because even in a hot market there are bargains to be found in winter.

I still remember clearly the property purchase that taught me this lesson.   I was looking for home and incomes at the time and saw one with an open home the next day.  The weather had been terrible for weeks, (this was around May 2005), so I rocked around in the pouring rain to the viewing.

The agent was totally surprised to see me and took great delight in showing me the place. It had been on the market almost a month and the previous 2 open homes had fallen on extreme weather days as well so I was the first person to view the property.

So thanks to the weather this property, which was great and is still one of my favourite rentals, had been for sale in a hot market for 4 weeks with zero interest.  I made a cash unconditional offer at 22% under valuation and they signed it.

Ever since then I have always more actively hunted for property in winter as most people can’t be bothered with the wet clothes, muddy shoes and cold.

In other words NOW is the TIME to get looking for deals.

In addition to this micro cycle we also have the cold hard facts of our recession worsening, in spite of some media spin the other way.

The Herald recently reported:

55,623 unsold homes nationally for sale.
14,000 new listings in March 2010 but only 5500 sold in Feb 2010.

So on top of the fact that most buyers are inside drinking coffee and watching TV we also have a total buyers marketplace.

I’ve been saying this since October last year and I hope it’s getting through.  There has never been a better time to get into property than now.  We may not see this level of opportunity again for a long, long time.  So if you want to get control of your own financial future using property as your wealth creation vehicle,

As I wade through finance and insurance approvals for clients all I can say about finance at the moment is: “If you need money, call me”.

Money is going to be weird for a while yet but I am finding more and more solutions available through a range of “non banks” who are returning to the market.

I’ve not seen such incredible deals in a long time either so obviously people are finding bargains.  Some of the recent deals I have funded are just stunning.

So the market is perfect for investors, cashflow is back and I can show you the money, what are you waiting for??

MINDSET SCIENCE BY DEAN LETFUS

It was interesting to work with a bunch of internet marketers in Thailand to discover that they have exactly the same issues that property investors have.

Their biggest problems are mental or mindset ones rather than strategic ones.  Which I guess just proves again that we are all created the same in terms of hard wiring, regardless of our cultures or personal situations.

I guess the other thing I have really learned in recent times is how much more important mindset is than I thought.  You see I always thought that if people did nothing about their personal development it didn’t really matter in some ways as long as they are happy etc.

However I have recently had what appears to be a mentally ill person become an obsessive stalker of me and my company which has been quite an eye opener.  I met someone who had known this person for nearly 20 years and when I explained their behaviour he said that they had sown the seeds of that many years ago and he was not surprised at all at the degeneration as this person had never wanted to improve themselves.

According to his associate this person was saying years ago that people all have wallets with only so much money in them so the only way to get your “share” is to attack others to try and prevent them from taking anything out of your share of the wallet.  This is of course scarcity mentality gone mad but it was fascinating and sad to see the fruit of that displayed in such broken behaviour years later.

I remember when I first started running events I had “competitors” on stage together who had never even met.  People were amazed that so and so would speak at an event that had “him” or “her” there.  How sad is that!

Even the Gurus was an opportunity for me to bring a rather eclectic group of professionals together because engaging as many different ideas and people is surely the best way to help others.  Here is a smorgasbord of opportunity, pick the flavours you like. :-)

So whilst I have always encouraged you to work on yourself because it would make you a better investor but NOW I think it is actually imperative to your long term health to be developing as a person.

If we aren’t growing in grace, abundance, love and wisdom then we are probably going backwards, like my stalker friend.
